Raidurg Land Auction reached 160 cr! Is there still time to invest in Hyderabad?:

Hello everyone, just saw a news on 0.97 acre land in Raidurg going for ₹160 crore which works out to ₹3.4 lakh per square yard, It is bought by Vamsiram builders for mixed zone project. The article pointed out that the same area was auctioned at ₹88 k per sq yard back in 2017, so that’s a 4× increase. Which is insane.


Yet on every real‑estate forums and WhatsApp group, people keep saying “don’t buy in Hyderabad, it’s peaked, the bubble will burst.” Meanwhile, week after week there’s another headline about record‑breaking auctions or strong sales. For instance, 177 crore in Raidurg last month, same is expected from Neopolis. We have total of 23 GCC recently in Hyderabad.



Now I’m confused. Why are builders investing so much if most people are thinking its too much already, Is this the sign of an overheated market, or does Hyderabad still have room to grow because of all the tech investment and infrastructure projects? I’ve been thinking about buying a house, but all this has genuinely confused me on one hand prices are rising, new gcc are coming, auctions are record high and others are suggesting don't invest here instead diversify you money to other sources.


So I needed a consolidated review considering if I shpould invest in real estate in hyderabad or not? If no, please clear my above queries of why so many investments are happening here

And what is your view on daily new records in land auctions?

160.4 acre is high but for a mixed use project, it will work well as for you question there’s no rule that says you must choose only one option. Buy a smaller property if you want exposure to real estate and also invest in mutual funds or stocks. That way you’re covered if the property market cools

Don't listen to these so called advisors Hyderabad’s job market is solid invest in it but be careful and choose right project and builder
